Ask: What can I change in the backyard?
Katy, Texas / The neighborhood collection
The lake view draws you in.
The everyday details make it home.
01 / Get your bearings
Grand Lakes is a master-planned community in Greater Katy, south of I-10 near Grand Parkway and Fry Road. Lakes, trails and recreation spaces are central to its layout.
Grand Lakes spans four main phases: Phases 1–3 are east of Grand Parkway, while Phase 4 is west of it. Check your candidate home’s section and mailing ZIP rather than relying on the community name alone.
Start with the specific home’s position: the route out of the neighborhood, the walk to a usable trail entrance, and the relationship between the backyard and nearby common space. Two homes with the same community name can feel very different day to day.

02 / Find your version of Grand Lakes
A view deserves a closer look. Check the survey, easements, fence rules and the boundary between private property and common land.
Ask: What can I change in the backyard?
Visit at different times to compare road sound, parking, afternoon sun and the route to the nearest trail or recreation area.
Ask: How does this location work on a weekday?
Separate cosmetic updates from system replacements. Request roof, HVAC and water-heater ages, permits where applicable, and repair records.
Ask: What expense might arrive after closing?
These are comparison lenses, not inventory categories or promises of availability. Ask Katie for current listings, construction years, builder records and comparable sales for your shortlist.
Life beyond the front door
HAR describes lakes, walking trails, pools, tennis courts, playgrounds, a dog park and putting greens in Grand Lakes.
Treat that as a starting point for your visit. Confirm which facilities your property can access, current hours, seasonal closures, reservation rules and guest policies with the association. A nearby amenity is useful only if its access and schedule fit your routine.

For a commute, test your exact starting address and departure time. Compare access to Grand Parkway, I-10 and Westpark Tollway; include tolls and the return trip. Houston TranStar provides traffic and closure tools. No drive-time guarantee is implied.
03 / Buyer essentials
Use Katy ISD’s School Assignment by Residential Address tool for each home and the intended school year. Nearby campuses and listing descriptions do not establish enrollment eligibility. Boundaries can change.
Check an address with Katy ISD ↗Confirm county, legal subdivision, taxing entities and any district assessments from the parcel record and title documents. Request the current HOA resale certificate, budget, restrictions and all transfer charges.
Use the district applicable to the actual parcel. No community-wide rate or HOA fee is assumed here.
Review the property’s FEMA map, seller disclosures, available flood history and insurance quotations. Ask about drainage and prior water intrusion. Being outside a mapped high-risk area does not eliminate flood risk.
Open FEMA’s Flood Map Service Center ↗Get address-specific advice from your insurer and qualified inspectors before committing.

No. A view is not a flood determination. Review the exact parcel’s mapping, elevation information if available, disclosures and insurance options, and have qualified professionals assess concerns.
