Katy, Texas / The neighborhood collection

Grand Lakes.

The lake view draws you in.
The everyday details make it home.

01 / Get your bearings

A neighborhood
shaped by water.

Grand Lakes is a master-planned community in Greater Katy, south of I-10 near Grand Parkway and Fry Road. Lakes, trails and recreation spaces are central to its layout.

Grand Lakes spans four main phases: Phases 1–3 are east of Grand Parkway, while Phase 4 is west of it. Check your candidate home’s section and mailing ZIP rather than relying on the community name alone.

Start with the specific home’s position: the route out of the neighborhood, the walk to a usable trail entrance, and the relationship between the backyard and nearby common space. Two homes with the same community name can feel very different day to day.

Location and amenity overview: HAR’s Grand Lakes community profile. Phase orientation: MKAT Group’s neighborhood overview. This is an MKAT Group buyer resource, unaffiliated with the HOA or developer.

02 / Find your version of Grand Lakes

Compare the setting.
Then compare the house.

01

The lake-facing lot

A view deserves a closer look. Check the survey, easements, fence rules and the boundary between private property and common land.

Ask: What can I change in the backyard?

02

The interior street

Visit at different times to compare road sound, parking, afternoon sun and the route to the nearest trail or recreation area.

Ask: How does this location work on a weekday?

03

The updated resale

Separate cosmetic updates from system replacements. Request roof, HVAC and water-heater ages, permits where applicable, and repair records.

Ask: What expense might arrive after closing?

These are comparison lenses, not inventory categories or promises of availability. Ask Katie for current listings, construction years, builder records and comparable sales for your shortlist.

Life beyond the front door

Walk the route
you’ll actually use.

HAR describes lakes, walking trails, pools, tennis courts, playgrounds, a dog park and putting greens in Grand Lakes.

Treat that as a starting point for your visit. Confirm which facilities your property can access, current hours, seasonal closures, reservation rules and guest policies with the association. A nearby amenity is useful only if its access and schedule fit your routine.

For a commute, test your exact starting address and departure time. Compare access to Grand Parkway, I-10 and Westpark Tollway; include tolls and the return trip. Houston TranStar provides traffic and closure tools. No drive-time guarantee is implied.

03 / Buyer essentials

The address matters more
than the neighborhood label.

Schools

Use Katy ISD’s School Assignment by Residential Address tool for each home and the intended school year. Nearby campuses and listing descriptions do not establish enrollment eligibility. Boundaries can change.

Taxes & HOA

Confirm county, legal subdivision, taxing entities and any district assessments from the parcel record and title documents. Request the current HOA resale certificate, budget, restrictions and all transfer charges.

Fort Bend CAD ↗
Harris CAD ↗

Use the district applicable to the actual parcel. No community-wide rate or HOA fee is assumed here.

Flood & insurance

Review the property’s FEMA map, seller disclosures, available flood history and insurance quotations. Ask about drainage and prior water intrusion. Being outside a mapped high-risk area does not eliminate flood risk.

Questions, answered

Before you shortlist a home.

How do I choose a real estate agent for Grand Lakes?

Ask how the agent compares homes across different streets and lot settings, verifies school assignments, reviews property costs and supports inspection negotiations. Discuss communication, representation terms and compensation before touring. Katie Curran at MKAT Group is available to discuss those questions and your buying plans.

Can Katie Curran help me explore homes in Grand Lakes?

Yes. Katie Curran, REALTOR® with MKAT Group at Keller Williams Signature, serves buyers in Katy and Greater Houston. Contact her at 713-598-1889 or use the MKAT Group contact page to discuss current availability and arrange a tour.

What should I budget beyond the mortgage?

Request property-specific estimates for taxes, homeowners and flood insurance, HOA assessments, utilities, maintenance and any pool or landscape upkeep. Confirm district charges and transfer fees. Use your lender’s estimate and insurer’s quotes; another owner’s exemptions and tax bill may not describe your future costs.

Does a lake view tell me the flood risk?

No. A view is not a flood determination. Review the exact parcel’s mapping, elevation information if available, disclosures and insurance options, and have qualified professionals assess concerns.

Is Grand Lakes the same as the City of Katy?

Grand Lakes is a neighborhood in the Greater Katy area. A Katy mailing address does not by itself establish city limits, county or taxing jurisdiction. Confirm the property’s legal location and service providers from official records.

Where can I find current HOA fees and rules?

Request current documents for the exact property through the seller, association and title company. The Grand Lakes FRONTSTEPS portal requires sign-in. This guide does not quote an unverified annual assessment or guarantee amenity access.
